    $10 million investment aims to transform downtown Canandaigua

    Downtown Canandaigua is poised for a major transformation following a ten million dollar award from New York state’s Downtown Revitalization Initiative. City officials describe the funding as a game changer that will accelerate long term goals to enhance walkability, create new housing, and better connect the city center with its scenic waterfront. According to City Manager John Goodwin, the investment will breathe new life into the district by turning underutilized spaces into vibrant hubs of activity, ensuring the area remains a destination far beyond the peak summer tourism season.

    A primary focus of the initiative involves maximizing the potential of existing architecture by converting vacant second and third story spaces into approximately twelve new apartments. Mayor Thomas Lyon noted that much of this will be market rate housing, which Goodwin believes will provide essential foot traffic for local businesses located directly below. The strategy is not to reinvent the wheel but to enhance where people already spend their time and money, effectively building upon current successes rather than starting from scratch.

    Public infrastructure will also see significant upgrades, particularly along Coach and Phoenix streets. The city intends to make these corridors more pedestrian friendly by adding public restrooms and expanded gathering areas, helping to push activity past the confines of Main Street. This include furthering developments at Central on Main, an outdoor space born out of necessity during the pandemic that has since evolved into a beloved community fixture. By diversifying the layout of downtown, leadership hopes to foster a nighttime economy that keeps the district thriving well after six o’clock.

    Private enterprises are already gearing up to ride this wave of momentum. Peacemaker Brewing Company on Coach Street plans an ambitious expansion that would nearly triple its indoor capacity and introduce a second floor tasting room and event space. Owner Todd Reardon anticipates that these changes will allow his business to host live music year round and survive the lean winter months more comfortably. While larger public works may take several years to fully materialize, residents can expect smaller facade updates and private renovations to begin appearing as early as 2027.
